The management firm performs many tasks on behalf of the community.  First and foremost, the firm serves as the conduit between residents and the volunteer board of directors.  Questions, complaints, and concerns are directed to the firm, who either addresses them directly or formulates them so that the board may address them.  Second, the firm solicits and evaluates bids from contractors on matters that range from street repairs to landscape work to sign replacement.  Third, the firm organizes all of the necessary actions that the board must take at its monthly meetings and provides all necessary information.  Fourth, the firm visits the property regularly to perform architectural standards inspections, meet with homeowners, meet with contractors, or to otherwise keep in touch with the property.  Finally, the firm's wide-ranging experience allows much valuable advice to be provided to the volunteer board in setting policies, handling disputes, selecting contractors, and establishing a budget.

Like any corporation, the board oversees the operations of the HOA, but relies on the management firm to conduct the day-to-day activities of the corporation and to provide pertinent information needed by the board in setting the policies that both the residents and the agent must follow.
